The problem

A chimney rebuild is the full dismantling and reconstruction of a chimney when the masonry has deteriorated past the point a repair can hold.

Most Toronto chimneys were built in the 1890s–1960s: soft brick, lime mortar, no liner. Under freeze-thaw, that combination doesn't fail gradually, it fails exponentially. Water gets in faster than the chimney can dry, each freeze widens the gap, more water gets in. A chimney sound for eighty years can be unsafe within three winters, often with no warning until a lean, a crack, or a ceiling stain shows up, by which point the damage has usually spread to the roof deck and interior.

We recommend against partial rebuilds. The brick just below visible damage is almost always near the end of its own life, and scaffolding and access cost the same whether we replace ten courses or the whole stack. So a partial repair just delays the same job at a worse price. Every rebuild is full, to code, with a 10-year structural warranty.

  • Brick is spalling, crumbling, or shedding loose material at the roofline

FAQ

Isolated, surface-level mortar erosion is repairable. Structural movement, missing courses, or brick failing across multiple faces means a repair won't hold, and we recommend a rebuild. We document both with photos before you decide.

Because the brick below the damaged section is almost always near the end of its life too, even where it looks fine. A partial rebuild fixes the visible problem and leaves the same failure to happen again in a few years, at the same access cost you already paid once. A full rebuild costs more up front and less over ten years.

Usually, Toronto was/is built with a fairly consistent set of regional brick types from the late 1800's to the present day. A large portion of Toronto's old housing stock has modern brick equivalents that look close enough that they wouldn’t be noticeable from the ground.
If you’d like a closer match, we can source original reclaimed materials from the same time period the structure was originally built. This ensures sizing, composition, weathering, and patina all remain congruent with the rest of the structure.

Not usually. We need access to the property and, if there's a connected fireplace, to the firebox. You get a start time and a daily check-in, and scaffolding and equipment are secured each evening.
