Victorian and Edwardian homes require a different approach, lime mortar, period brick, and care for materials that predate Portland cement by decades.
Heritage masonry doesn’t tolerate the same repairs as modern construction. Using Portland cement mortar on a Victorian chimney is a well-documented mistake, one that accelerates brick failure rather than stopping it.
Pre-1950 Toronto homes were built with soft-fired brick and natural hydraulic or lime-based mortar. That combination is deliberately flexible, the mortar is the sacrificial element, designed to move with seasonal changes and to be repointed periodically. When a hard-set Portland mortar is applied instead, the brick becomes the weaker element. Cracks form through the brick face rather than the joint, and the damage is effectively irreversible.
Heritage work requires mortar analysis, period-appropriate blending, compatible brick sourcing, and the patience to work with older construction methods. We document the existing mortar composition before specifying a replacement blend, and we source brick from regional salvage suppliers where new brick won’t match.

Mortar analysis
Before specifying any blend, we test the existing mortar for hardness, aggregate type, and binder ratio. This determines the NHL (natural hydraulic lime) content required in the replacement.
Brick sourcing
Where brick replacement is needed, we source from regional salvage suppliers in the Toronto area. We match colour, texture, and face profile before bringing material to site.
Period-appropriate repair
Joints are raked to sound material and filled with the specified lime blend. We work in smaller sections to allow proper curing. No Portland admixtures without explicit documentation.
Documentation
We photograph existing conditions and completed work. For heritage-designated properties, we can provide a written completion record suitable for municipal heritage files.

Portland cement mortar is significantly harder than Victorian-era soft brick. When they expand and contract at different rates through seasonal temperature changes, the stress crack runs through the brick face rather than the mortar joint. Repointing with Portland mortar on old soft brick causes irreversible damage within a few freeze-thaw cycles. The correct approach uses a lime-based mortar blend that is softer than the brick.
Toronto was built with a consistent set of regional brick types. We source from salvage yards in the GTA that stock period material from demolitions. We bring samples to site and assess in natural light before committing to a material. A close match is usually achievable, exact matches depend on the age and origin of the original brick.
